๐๏ธ Token Holder Governance Guide
๐งฉ Your Ownership Rights
When you purchase property tokens, you become a fractional owner of real estate.
With that ownership, you gain governance rights on decisions affecting your investment.
All governance activity is executed on-chain, giving you transparent, immutable voting records.
๐ Overview
Through the PropertyGovernance smart contract, you can:
-
๐ ๏ธ Vote on property expenses โ approve or reject maintenance or repair costs
-
๐ท๏ธ Control buyout policies โ determine if buyouts are allowed and what premium applies
-
๐ Review contractor quotes โ inspect supporting documentation before voting
All governance actions are permanently recorded on the blockchain.
๐ณ๏ธ Types of Proposals
๐ง Expense Proposals
When the property manager needs to spend funds beyond routine operations, a proposal may be created.
Category Amount Range Voting Period Min. Participation ๐จ Emergency Under $5,000 3 days 5% of tokens ๐งน Maintenance $5,000โ$9,999 7 days 10% of tokens ๐๏ธ Major Change $10,000+ 14 days 25% of tokens
Note: Routine expenses below the propertyโs voting threshold are handled directly by the manager.
๐ท๏ธ Buyout Proposals
These proposals determine how institutional investors may acquire the entire property.
Proposal Type Description Voting Period Min. Participation โ๏ธ Enable Buyouts Allow buyout offers 7 days 20% โ Disable Buyouts Prevent buyout offers 7 days 20% ๐ช Change Premium Adjust 5%โ50% premium 7 days 20%
๐๏ธ How Proposals Are Created
๐ง Expense Requisitions
-
๐งญ Manager identifies need (e.g., roof repair, HVAC replacement)
-
๐ Quotes collected โ minimum of 2 contractor quotes
-
๐ Requisition submitted โ description, cost, documents
-
โ๏ธ System checks threshold โ auto-creates proposal if required
-
๐ Token holders notified โ voting starts immediately
